Pricing:
The base price is for 8 guests and the price includes the house only, the price increases by $40 per person per nights of total booking for every guest after.

• Bedroom 2 - Downstairs: 2 Bunk beds, Split System Heating/Cooling (sleeps 4)

• Upstairs landing: 2 single floor mattresses for larger groups by request (sleeps 2)

Bookings: 
House & Bungalow:
Groups for 12+ people get the house and bungalow included in the booking price.
If additional space is required for smaller groups the bungalow can also be hired for $150 per night.
The Bungalow is never booked out to anyone else other than group booking house.

Linen and towels are supplied for your stay, you will only need to BYO beach towels

The backyard is fully fenced and we welcome trained dogs at our property.
You must clean up any hair or droppings form your dog to avoid extra cleaning fees.

Groups:
This property is suitable for families, couples and large groups.
We do accept schoolies bookings though an higher bond is charged.

House Rules:
No Parties allowed - We kindly ask all groups to follow Council Short Stay Laws and rules
No smoking inside the house
No loud Music anytime - We ask its at a reasonable level for our neighbours  
Neighbours must be respected at all times
Per council short stay rules no loud noise, music or use of outdoor areas after 11pm

Bookings:
Accommodation check-in is 3pm and check-out is 10am, this is negotiable pending other bookings
Weekend stays must include both Friday and Saturday nights, we recommend you stay for an additional night on the weekend to get the most out of your stay.
This large property is located on a quiet street a short distance from the beach and shops of Rosebud.

Location:
Rosebud and the surrounding Mornington Peninsula have a-lot to offer including beautiful bay and ocean beaches, wineries, amazing restaurants, hot springs, family activities and local markets.
There is something for everyone to so all year around and is the perfect short or long stay holiday destination.
